whats working for everyone out there?
I have been doing open houses for other agents in my office and it has worked well so far.

For us, open houses bring in the folks that want to buy, but can't get financing.  Overall, we have no problem getting shoppers, and even qualified buyers.  Getting contracts signed isn't even that hard.  However, much lower success rates than normal come when it's time to get the lender to close.  Every excuse under the sun seems to come up at the last minute to kill the deal.  We keep hoping it will get better, but it looks like it may be a while.

I agree with Searchsub, we also have many buyers but no loans. Hopefully the banks will loosen up on their guidelines.

When marketing to new clients, there's no problem with us since we cater their needs as best as we can. For first time home buyers we prioritize them and help them to get that deal right. Hopefully it will get better this year.

All of the ideas mentioned sounds like great plans to me. I'm not on that side of things, but as a customer, I think that would work great.
